What To Expect When Working With Us...
 

Here is what we will do for you as one of our home buyer clients...

As we get started with your search we will...

  • Have an initial consultation to discuss your plans, answer your questions, and talk about current market conditions.
  • Provide specific strategies on how to best position yourself as a buyer.
  • Determine the price of home that will fit your budget, and how a lender will qualify you.
  • Discuss tax benefits of home ownership, and how they could help you.
  • Locate the best financing for your needs and goals, and get you to a specific lender based on those needs!
  • Make a detailed "picture" of the home you have in mind.

As we enter the actual home search, we will...

  • Locate all possible homes on the market that match your needs and wants.
  • See all the current inventory you wish to see to educate you on what is available, and what to expect at different price points.
  • Provide you daily e-mail updates on all new listings and price reductions in your search criteria.
  • Educate you on neighborhoods, trends and market conditions that effect your purchase.

When we find a home you have interest in, we will...

  • Provide detailed market information to make sure you know what the price SHOULD be!
  • Compete a "CMA",so you can see what other buyers have paid for the same home recently.
  • Discuss negotiation strategies to help you get the best price for your home.
  • Help you review all the disclosures, including lead based paint.
  • Write the offer and handle all the necessary paperwork, to make sure nothing gets missed.
  • Negotiate your purchase to get the best terms and outcome for you!

When we have negotiated an offer for you, we will...

  • Discuss your inspection options, and help you coordinate any inspections you are concerned about.
  • Help you understand the closing process, and what will happen at each step.
  • Provide you with a link to a full set of photos of your new home to share with friends and family!
  • Coordinate the closing activities with the other parties involved in the transaction.
  • Provide you with contact information to turn on utilities in your name.
  • Monitor the lenders progress to stay in front of any issues that could stall your purchase.
  • See to it that all the contingencies and details of the contract come together as planned.

And when we are ready to close, we will...

  • Do a final walk through to make sure the condition has not changed.
  • Review the settlement statement (HUD-1) for accuracy to make sure the financial aspects are correct for you.
  • Attend closing with you.

And after you close, we will ...

  • Help you address any problems you may have after closing.
  • Inform you of important "To-Do's" that you need to know now that you are settled in your new home.
  • Provide you with a copy of your Settlement Statement at tax time, so you don't have to dig for it.
  • Be there for any future needs you have!

A Few Words On "Agency"?...
 

Agency is a word that means a lot to REALTORS, but that consumers do not always understand. The term "Agency" describes the legal and ethical responsibilities an agent has to the different parties to a real estate transaction, and specifically whose interests an agent actually represents.
 

"Unfortunately, most consumers do not understand how they are being represented!
All too often consumers discover the truth, and the impact of not understanding
agency after it is too late to do anything about it!"

The different forms of agency each require different levels of responsibilities to a clients interests. In fact, the lowest form of agency, "Disclosed Dual Agency" actually prevents an agent from disclosing many items that other forms of agency REQUIRE an agent to disclose.

On the other end of the spectrum, "Exclusive Buyers Agency" provides buyers with the highest level of representation available to clients! This form of agency requires agents to make sure a buyer knows what it is they should know!

Whenever possible, we prefer to work with buyers under Exclusive Buyer Agency. We enjoy making sure you as the buyer have all the information you need to make good informed decisions.
